I have a usufruct on land in Thailand. I wish to bring some lawn seed in to the country. I have used local seed and turf to try to keep a lawn good all year round where I reside here, but to no avail. Is it possible for me to import in to Thailand a non-invasive Australian government approved seed for this purpose? If yes, what protocols would I need to follow?

What happens to the spouse on a dependent visa if the primary visa holder passes away
I have some friends, both Australian, who are married and living here on the retirement visa. The husband recently passed away, and the wife is under 50. I believe she 'piggy-backed' on his visa, so I’m wondering how his death will affect her right to stay in Thailand, at what already is a very difficult time for her.

If the primary retirement visa extension holder passes away the spouse on the dependent visa will lose their visa and has 7 days to leave the country and obtain a new visa. It is important to remember that when the spouse dies the Thai bank accounts in his name are frozen and the dependent will be unable to access them unless the primary spouse has written a will and named an executor. Once the remaining spouse has access to the funds they can then transfer those funds to a bank account in her name and apply for the retirement visa on her own merits.
This is why it is so important for expatriates in Thailand to have a will in place covering assets in Thailand. House registration book in ex-girlfriend’s name
I have owned a condo in Bangkok for approximately 10 years, the chanote is in my name. My ex-girlfriend's name is on the tabian baan blue book. Her name is the only name in the book. We broke up a number of years ago but remain friends. At the time I forgot to get her to remove her name from the book. I have recently been getting debt recovery letters from two of her historic creditors (a student loan and a defaulted phone contract). She currently is married and lives in Europe and has said she will remove her name from the blue book when she is next back, but this isn't planned for a couple of years. My questions are:
1. Can the creditor make a claim against my property for her debt?
2. Can my ex-girlfriend remove herself from the blue book while out of the country? She is willing to sign what is needed?
3. Can I forcibly remove her from the blue book?
4. I would also like to get a yellow foreigner tabien baan book for myself. Can I do that whilst she is on the Thai version?
5. Is there a problem of her being on the tabien baan if I decide to sell my condo?

1. The name in a tabian baan doesn't provide any rights on a property. Only the name in the Title Deed does. Debt letters were sent according to her present house registration.
2. She can't remove her name from the tabian baan or house registration book from outside the country as it has to be done in a district office. She will also need to register a new address in another tabian baan.
3. Sunbelt Asia Legal Advisors has never heard of anyone doing this, it seems unlikely that it is possible.
4. Yes, you can apply for a yellow tabian baan yellow book either with her name on the Thai blue book or not.
5. Although her name on the tabian baan does not affect the sale legally the new owner may be unwilling to purchase a condo that has the name of someone living outside the country on the book and who may not be coming back. If you have no plans on selling then the best course of action would be to wait for her to return and remove herself from the tabian baan.

His Majesty King Rama IX was devoted to his country and to his people. A true Renaissance man; he was a scientist, a musician, and a tireless campaigner for improving the lives of the Thai people.
His Majesty King Bhumibol Adulyadej created the Royal Projects to give poor farmers and mountain people the ability to grow cash crops and create their own handicrafts without a middle man taking much of the profit. In the highlands it gave mountain residents a chance to move away from growing illicit drugs to growing cash crops and reaping the economic benefits of independence.
He pioneered the idea of a sustainable sufficiency economy years before others saw the benefits, he understood that for a country to truly prosper unlimited growth was not healthy. Also ahead of his time, he was green because he saw the importance of healthy alternatives for growing crops.
His Majesty promoted education around the country and believed that the key to Thailand's development was in the education and health of all of its people, he worked to ensure that even the most remote villages had education opportunities. He was a strong believer in lifelong learning and developed the "learn wisely" method; that is, to study for wisdom, learn what can be of real use with no harm, do a thorough study of the subject in an impartial manner without bias.
His Majesty King Rama IX was a scientist with over 20 patents, he patented rain making techniques, and he patented a technique to convert palm oil to bio diesel. His scientific accomplishments were many and all done to improve the lives of the people of Thailand.
He was a brilliant musician, composing many wonderful jazz pieces, and had many famed jazz musicians come and join him in performing his pieces including jazz greats Benny Goodman, Stan Getz, Lionel Hampton and Benny Carter. He composed a total of 78 songs over a period of five decades. In 1964, the Academy of Music and Dramatic Arts in Vienna named the king an honorary member _ the first Asian composer to be granted the honor.
He was a keen animal lover and did much to promote Thai breeds of dogs over the more popular imported breeds. In fact, his New Year's photo was often of him and his favorite dogs.
He was a devoted husband and father and lived his life with integrity and honesty. He was a role model for not just the people of Thailand but of the world.
His Majesty once said, "Integrity is the root of all good things. This is something that should be taught to our children to promote their growth into a good person with a life that is full of prosperity and stability."
He was a humble man, saying, "The prosperity and happiness of the nation and the people are not the achievement of any single person - it is a cooperative effort."

Just off Asoke Montri Road and near Terminal 21, Health Land and many office buildings and hotels this restaurant is on the ground floor of a hotel and has a booming lunch trade and is very popular with the locals in the area as well as tourists.
The restaurant can seat 85 people comfortably and a classically decorated private ventilated cigar room or VIP room. There are 7 full time staff with excellent team work, and food and beverage contracts with the hotel in the same building or provide breakfast service and room service offering a guaranteed income every month.
